Women of the Industry

FLCAJ is excited to present the first “Women of the Industry” feature. We have long recognized the critical role that many women play in the community association industry—from community management to business leadership, the number of women in decision-making roles is accelerating. With that in mind, we invite you to take note of these exceptional women. Almost all facets of the industry are represented here: community managers, and professionals in fields such as asphalt, banking, legal, professional organizations, roofing, engineering, educators, etc. These women have made an impact on the community association industry in Florida, and they have each made a difference in their respective fields. They are deserving of our congratulations and recognition.

Mariann Gerwig started working at Carousel Development & Restoration, Inc. in 1988. Currently Mariann is Director of Finance and Operations. She also writes and teaches continuing education classes. Mariann explained how Carousel University started. “I began to realize that there was a huge lack of understanding between the general contractors, managers, and board members in the various associations. So, I decided to get my CAM license. After I became licensed in 2004, I noticed specific areas that needed more explanation. I began to write classes and submitted them to the state for approval. I felt if the managers had to listen to the explanations, they should be getting a credit for it. I also chaired the Ad Hoc Committee at my own homeowners association and continued as President for the following nine years (and still serve as an advisor to the current board), which gives me the unique ability to have insight from our client’s point of view.”

It’s hard to imagine staying in the same field throughout your professional career, but that is exactly what Anita Tynski has done. She was fortunate to get her start with a small bank on Marco Island in the late ‘70s where customer service was everything. Anita has worked in virtually every bank position since that time, but the lesson that stuck with her regardless of the role was the importance of providing exceptional client service. Today, she is fortunate to serve hundreds of condominium and homeowners associations throughout Southwest Florida. Every client is unique, and this industry constantly evolves, which makes her “job” a pleasure each day.

Karen Shawdee’s father always said, “Don’t worry about what others are doing; just do your job to the best of your ability.” That advice has served her well over the years and has allowed Karen to focus on adding value and creating solutions for her clients. She relocated to Southwest Florida in the late ‘90s and saw the tremendous growth in the condominium/HOA sector. She also recognized the banking needs for this unique industry weren’t being served by most banks. That spurred Karen’s focus, and she is fortunate today to work with many new and long-time loyal clients in the association business.
