     In the pages of the Florida Community Association Journal, December is a time to celebrate attorneys. Starting on page eight, 61 attorneys are profiled who are dedicated to community associations. Many of these attorneys have gone above and beyond by obtaining their board certification in condominium and planned development law from the Florida Bar. A profile photo, contact information including city location, and a 50-word description are provided to help familiarize your communities with some of the attorneys who have chosen to excel in legal representation of community associations.

     On page 30 Jeffrey Rembaum at Kaye Bender Rembaum writes on the need for the Florida Senate to address several glitches to SB 4-D passed in May 2022.

     Turn to page 38 to read a 2022 legal recap by Becker’s Yeline Goin. This includes SB 4-D as well as summaries for recent case law. There is plenty of information to absorb and digest.

     On page 44 Larry Moskowitz with Larry Moskowitz PA addresses insurance coverage as it applies to wind-driven rain versus flooding. It is important to know what your community has coverage for and to make sure you are covered for both.

     Flip to page 48 to read about restrictions HOAs can place on vegetable gardens as detailed by Roberto Blanch with Siegfried Rivera. He calls for HOA boards to “evaluat[e] possibilities for the existence and maintenance of vegetable gardens…” to preserve community harmony.

     On page 64 Jonathan Goldstein and Justin Smith with Haber Law write about what 

documents and certificate(s) community associations must provide in relation to unit sales and loans.

     Make your way to page 70 to read budget advice by Jane Bolin, with PeytonBolin. She shares information for board members and CAMs as they seek to handle the impact of increased costs and larger budgets.

     Turn to page 74 to read the article from Michael Gelfand with Gelfand & Arpe P.A. He highlights the importance of filing an insurance claim on time and also knowing what your insurance policy covers.

     Finally, go to page 50 to see the 2023 Products & Services Showcase. This Showcase highlights a product or service that FLCAJ’s advertising partners offer to make life run more efficiently and effectively in community association living.
