Air Duct Aseptics

When you need a professional to solve your indoor air quality needs, ADA is the company to call. Since 1990, Air Duct Aseptics has performed more than 45,000 certified duct cleaning and indoor air quality projects throughout Florida. As certified members of the National Air Duct Cleaners Association, state-licensed AC contractors, state-licensed mold assessors, and remediators, ADA has both the experience and the know-how needed to improve your indoor air quality. Our certified HVAC duct cleaning removes harmful contaminants throughout your AC system and ductwork, while we help determine the underlying causes which generated this condition. We don’t just clean ducts; we can also diagnose air leakage and perform mold testing and building diagnostics. This separates us from our competitors.

Indoor air quality is a growing concern in every home and building today. Exposure to mold may result in cold-like symptoms, nasal and sinus congestion, respiratory problems, coughing, a sore throat, watery eyes, or skin irritation; and it might trigger asthma attacks. Mold spores are very tiny in size and can easily be breathed deeply into our lungs. If high mold levels are present in a building, it’s considered to be hazardous. An ounce of prevention is worth a pound of cure.

Anniversaries—A Time to Look Back Forward

Editor’s Note: The Florida Community Association Journal inadvertently left out Haber Slade’s article in the December 2017 article Anniversaries—A Time to Look Back Forward. We regret this omission.

By David Podein, Esq.

Technology, no doubt, has made a significant impact in the community association arena the last five years. In my role as outside general counsel to condominium and homeowners associations, technology has been a dominant theme in the majority of new projects and contract negotiations, and this trend is going to accelerate.

Artificial intelligence via advanced software will play a large role in community association life and management in the not too distant future: budget predictions; facial recognition for authorized guests and residents and advanced security predictions; continuous monitoring and advanced repair predictions for mechanical, electrical, and plumbing systems; “Siri” or “Alexa” type digital management assistants to answer residents routine questions about the building and association operations—and so much more!

David T. Podein is a partner at the law firm of Haber Slade and concentrates his practice in the areas of real estate, financing/secured transactions, community association law, and construction law. David can be reached at dpodein@dhaberlaw.com.

Women of the Industry

Kathy Melikian Bramhall, CMCA, AMS

Vice President of Sales & Retention Condominium Associates (CA)
Locations in Clearwater, Tampa, and Pasco
(866) 259-3983
www.condominiumassociates.com

Services: Condominium Associates is a full-service association management company, providing facilities management, financial management, administrative services, and property maintenance.

Kathy never thought of herself as a “sales” person; however, after more than 25 years, she found that she has become the modern version of one. Kathy began her real estate career in multi-family management in Indiana in 1992.  She quickly understood the value of a career in a professional industry that would survive economic turmoil, where success was synonymous with helping people.  Association management became a great fit.  In 2002 she chose to work for CA over many other management companies.  Kathy understood larger companies can’t always provide quality service and meet the unique needs of each property, but medium-sized, locally owned companies are better able to control their practices.  This allowed her to tailor services specific to her customers’ needs, which has been the key to her success industry-wide.  Kathy routinely does pubic speaking engagements and enjoys teaching and coaching board members.
