     Expert Reserve Services is a Florida-based, family-owned and -operated business. We have been proudly serving the needs of condominium and homeowners’ associations since 2002 from our main office in Daytona Beach as well as our satellite offices. Expert is experienced in conducting reserve studies and replacement cost valuations (insurance appraisals). We are now fully geared up and ready to assist Florida condominium associations with the required structural integrity reserve studies (SIRS).

     Anastasia Kolodzik heads our reserve study division.      After 21 years in business, we have seen a lot of changes. But the loyalty of our customers seems to be a constant and one I certainly do not take for granted! We are an RCA Diamond Level Winner for the eighth consecutive year! “Thank you”—we are humbled and grateful.

     When we started Southern Chute in 2001, our philosophy was to never take a job unless we could really make a difference to the property and the residents. We also wanted to provide our employees with a balance of work and family life. Your support and votes prove that we have accomplished those goals. 

     We have team members who have been with us for more than 18 years; we have team members who have left us to pursue other ventures and have come back to us because they missed the sense of family and professionalism; we have team members who needed a second chance in life and no one would give it to them except Southern Chute (and that category includes my four rescue dogs who come to the office every day). We are not the biggest company nor the most profitable, but this legacy is the most important one I can think of.
