Welcome to FLCAJ’s sixth annual “Women Making a Difference” feature. We have long recognized the critical role that many women play in the community association industry; from community management to business leadership, the number of women in decision-making roles is accelerating. With that in mind, we invite you to take note of these exceptional women. Almost all facets of the industry are represented here: community managers as well as professionals in fields such as asphalt, banking, law, professional organizations, roofing, engineering, education, etc. These women have made an impact on the community association industry in Florida, and they have each made a difference in their respective fields. They are deserving of our congratulations and recognition.
Ruth began working with Harry Powell (deceased this year) for Lehigh Corporation in the early 1960s as his administrative assistant. They recently celebrated 58 years in business together. When Ruth moved to Florida and became employed with Lehigh Corp, she managed the heads of departments for over 300 employees, covering administrative/clerical, lot sales, maintenance, hotel staff, housekeeping, and amenity coordinator positions. Ruth followed Mr. Powell in 1981 to help launch Landex Corporation. Over the years she has been vice president and secretary to multiple corporations, including Landex Resorts and Landex Realty. Today she is still very much involved in overseeing all of the upper management, who represent some of the residential and commercial associations that she helped to develop.
Betsy is hooked on being around people who want to learn! In 1999 Betsy fell into the CAM industry and for the next 10 years presented courses for CAMs statewide. In 2009, Florida CAM Schools was born, which she says was truly a gift from God. It is believed that Betsy is the only expert in the field of Florida CAM training who is a behavior specialist, image consultant, professional development coach, speaker, author, trainer, a Florida CAM, CFCAM, and CMCA. Betsy is featured in CAM Matters™ on YouTube. She is married to Rev. Jim Cornell, who serves as a chaplain with Good News Jail & Prison Ministry. Betsy’s son, USMC 1st Sgt. Adam, and family are assigned to Camp Lejeune, North Carolina.
Cindi began her community association career with Florida Southern Roofing in 1999. From 2008–2013, Cindi served the CAI West Florida Chapter’s team as their membership director. Cindi then returned to Florida Southern Roofing as business development director in 2015.
Cindi served on the board of directors with CAI West Florida Chapter for six years, serving on its membership committee, business partner committee, and registration committee. She is chair of the ambassador committee, co-hosts the Your Community Partners lunch & learn seminars and board certification seminars, serves as secretary of MOGCI, and formerly co-hosted Community Matters podcast on SRQFM.com. Cindi strongly believes in educating and building relationships with community associations.
Cindi is a member of the Johns Hopkins All Children’s Foundation Guild and spearheads the FSR Roofs for Heroes projects.
Kim Bittar is a licensed CAM in Florida and worked as a manager for 15 years before joining Envera in account management. Given her experience, Bittar enjoys staying active in the industry, and in her current position she says, “I am able to provide a viewpoint of CAMs…that gives me a different perspective.” Bittar enjoys being in an environment that is evolving and challenging. As an account manager, she remarks, “I know I can make a difference. I’m a problem solver, voice of reason, and someone who generally cares. Working alongside team members with similar goals makes working at Envera great!”

Rhonda has been in the hospitality industry for over 30 years. A Michigan native, Rhonda moved to Florida in 1988 and has managed hotels, resorts, vacation ownership, and residential community properties in Orlando, Key West, and the Tampa/St. Petersburg area. She is a motivational executive who offers a successful track record of establishing cross-functional teams that consistently exceed performance goals. Building productive relationships with those she serves is at the heart of her leadership principles. Rhonda volunteers her time rescuing animals and is the adoptive parent to a retired greyhound racer. Originally from the Washington, D.C., area, Jane received a B.A. in political science from Radford University, a master’s in sports management from the United States Sports Academy, and her juris doctorate from St. Thomas University School of Law. Prior to founding PeytonBolin, she owned a portfolio community management company. That company grew from one employee to eight, and from the first 14-unit community to more than 3,000 units under management in less than two years. In July of 2008, she and Mauri Peyton merged their solo legal practices to form PeytonBolin, PL. Today, their firm represents hundreds of Florida community associations and individual unit owners.
Jane Bracken recently joined PAB as commercial relationship officer covering Palm Beach County, reporting to Rebecca Prieto.
Jane brings a wealth of industry-related experience, starting over 25 years ago as a CAM, and in 1998 she attained the PCAM designation while managing communities in Boca Raton, FL. Subsequently, she managed a beachfront high-rise and oversaw the completion of several major repair projects. Leveraging her “hands-on” community management experience, Jane became senior relationship manager for the community association division of a regional financial institution for 14 years. Jane’s industry knowledge, coupled with her strong negotiating and relationship building skills, resulted in capturing new clients and growing her division. Finally, she was the business development manager for a prominent Florida-based management company, opening their Palm Beach office and developing its customer base.
Jane’s passion for the community association industry led her to serve on the board of the Southeast Florida Chapter and as a past board president of the Gold Coast Chapter of CAI.

Kathy never thought of herself as a “sales” person; however, after 25-plus years, she found that she is a modern version of one. She began her career in Indiana, seeking a career in an industry that would survive economic turmoil and where making money went hand-in-hand with helping people. Association management was a great fit, and in 2002 she chose to work for CA. Larger companies don’t always provide good customer service, but medium-sized, locally owned companies are better able to control their practices since they are free to tailor their services to supply customer needs. She is an animal advocate and enjoys public speaking and teaching and coaching board members.
Marianne Brown is a relationship manager for BB&T, now Truist, for over 17 years, covering Tampa and the Central Florida market. As a licensed community association manager, she is a trusted resource for providing advice on association loans, lines of credit, payment processing, deposit accounts, and FDIC coverage. She’s passionate about her job and enjoys seeing her clients’ growth and success. Marianne is a multi-year annual award winner by her company for her job performance. As an advocate for her clients, she is reliable, caring, and committed to creating a better financial experience to help them achieve more.
Annette has served the management industry for 30 years in CA, IL, IN, and currently FL. She oversees RealManage’s portfolio of 70-plus communities. Her roles have included setting strategy, operational business management, training, mentorship and adaptability, and change management. Her leadership philosophy includes focus on a value-based approach and the importance of passion, purpose, and service as it relates to the ability to be effective, positive, and impactful. Over the years, Annette has been a frequent speaker and educator through CAI on industry-related topics.
Rebecca Newman Casamayor is an experienced commercial litigator with expertise in complex business and commercial litigation, breach of contract cases, construction law, community association law and litigation, business fraud, and bankruptcy. Ms. Casamayor has particular expertise in representing condominium and homeowner associations in connection with the various issues that regularly confront those entities, such as collections and foreclosures, unit owner and vendor disputes and lawsuits, enforcement of governing documents, and compliance with rules, bylaws, and the Florida Condominium and HOA Acts. Ms. Casamayor has also handled contract and business dispute cases and appeals, probate litigation matters, and shareholder’s derivative lawsuits.
Lori serves as liaison between management, personnel, and homeowners. She specializes in community website maintenance and software/IT support and oversees all aspects of the day-to-day administrative functions. Lori’s love of real estate and property management started back in 2001 when she worked for one of the largest real estate investment firms in Orlando until 2008. She obtained her CAM license in 2011 and has never looked back. She believes the luxury of maintaining a smaller, boutique-style management company far outweighs the benefits of a larger company as Greystone can offer specialized attention to each of their associations and their specific needs.

Jessica is an association management specialist, certified manager of community associations, divisional director, and avid shoe collector. She has honed her knowledge in the industry by managing a veritable potpourri of homeowner, condominium, and commercial condominium associations. When first embarking on this path eleven years ago (six years with Leland Management), Jessica couldn’t have imagined how far it would take her, but she still loves that every day at work is different from the next. Outside of work, Jessica enjoys spending time with her family and notes her most satisfying personal moments to be found in raising her children. She finds motivation in being a positive role model, mentoring, and volunteer work and looks forward to obtaining her next accreditation of Professional Community Association Manager (PCAM) soon.
Michele A. Crosa is a partner with the Firm and an AV Preeminent® rated attorney. Michele, a Miami native, received her B.A. in philosophy from Florida International University and her J.D. from the University of Denver. Michele has extensive experience in commercial litigation and for over 10 years has focused her legal practice on representation of condominiums and community associations. Her passion for competition and desire to win began at a young age and have served her litigation clients well. However, what she loves most about her work is counseling and assisting board members with all general legal matters that arise. Michele is an avid boater, spending most of her free time with family and friends on the water.
Nancy is a professional engineer and reserve specialist. She has held various roles in engineering, project management, property management, and association leadership as treasurer, all of which have supported her in her current role as regional engineering manager with Reserve Advisors. Nancy strives to be a trusted consultant to her clients and finds it energizing guiding them through the forecasting and budgeting process for maintaining the physical health of their property. Equally gratifying is the ability to share with her team of engineers what she’s learned in her role and to provide them with an environment wherein they can collaborate and grow within their roles at Reserve Advisors.
Ashley is a professional engineer who began her reserve study career in 2014 with Reserve Advisors. She is one of two regional engineering managers in the company’s southeast region. Ashley loves her profession because no two days are the same, and each client project is unique. She enjoys providing professional recommendations that support the communities she serves and says, “Knowing you’re helping a community or association make the right financial decisions makes what I do incredibly rewarding.”
Ashley is passionate about her family and is in the thick of raising two amazing children alongside her husband. Ashley received her bachelor’s degree in civil engineering from the University of Central Florida and her master’s degree in engineering management from the University of Florida.

Stefanie works side by side with the highly trained public adjusters at Hunter Claims, helping to ensure that clients are put first and that the Tampa (HQ) office always runs smoothly. Prior to her time with Hunter Claims, Stefanie owned and operated two children’s retail toy stores—Learning Express Toys of Citrus Park and Learning Express Toys of Clearwater. During her seven years as a toy store owner, Stefanie was awarded several top sales awards and marketing awards from the franchise. When she is not busy working, she enjoys spending time with her husband and two children. Pavement Technology Inc. is just shy of celebrating its 50th anniversary. This family-owned business was founded in 1972 by Colin M. Durante in the belief that maltene replacement technology (MRT) could vastly improve the performance and longevity of America’s roads. His daughter, Susan J. Durante, has been riding the roads alongside her father since the age of seven, learning how asphalt can be successfully rejuvenated by restoring those natural maltene components the manufacturing process and subsequent oxidation have depleted. Susan officially joined the PTI team in 1996. After graduating from Iowa State University with a B.B.A. in finance degree, Lisa Elkan moved to South Florida. She joined Alliance Association Bank (AAB) in 2013, and her philosophy is to be an advocate for her clients. “Work hard and be kind, and amazing things will happen.” This quote from comedian Conan O’Brien resonates with Lisa as she looks back on her eight years working for AAB. She follows through with what she promises in order to meet each client’s expectations. Her position at AAB allows Lisa to establish strong relationships with her clients by listening to them and proposing options that best fit their association banking needs.

Jennifer came to work with us about four years ago and had some mighty big shoes to fill after our last assistant fell ill and retired! After Connie had to lay off her daughter this past year, double the pressure was put on Mrs. Gamero, as not only was she required to handle ALL of the office duties, but also she was now taking on the task of managing my schedule, conferences, speaking engagements, and my CEU classes! Talk about a handful of tasks that she didn’t have experience with, yet she jumped right in. It is women like Jennifer who are behind the scenes that make your world rock without even knowing it. After 30 years in the concrete restoration industry, I retired, but I soon realized I was not ready to stop working. The owner of Promar, Alfredo Amador, whom I had worked with for almost 17 years, asked me if I would be interested in joining his company. Sharing the same work ethic and values made it a perfect match.
Years ago, at job site meetings I realized there was a disconnect between how the contractor thought and how the managers and board members thought. Originally, I pursued my CAM license to better understand our clients and their needs. I took the CFCAM course to learn even more. Now we focus on creating relationships with clients and not just getting the contract.

Diana’s a California girl who married an Army officer. After the military life (20 years) and raising two amazing sons, she started her career six years ago as the receptionist at Condominium Associates. She worked hard over the last six years to learn the association management industry, achieving all the goals put in front of her and becoming a regional manager and now a vice president of property management. She is an amazing teacher and mentor for in-house staff and board members. She enjoys her four grandchildren, kayaking, bicycling, and reading.
Taking care of the details has been the goal of Lynx Property Services’ president, Lurlaine Gonzalez. Lurlaine, who has been at the helm of the property management division for more than five years, has helped the company’s growth. In addition to increasing Lynx’s management portfolio, Lurlaine has also been integral in creating efficiencies in the overall organizational structure through improved workload management and a sharper focus on resource allocation. Lurlaine currently holds a PCAM designation with the CAI SEFL chapter and is an active member of the chapter. Fun fact about her, she has hiked the tallest peak in the contiguous U.S. and is looking forward to hiking Mt. Kilimanjaro, the tallest peak in Africa, next summer.
Ashley Dietz Gray has been handling the marketing at Campbell Property Management since 2013. She is a native Floridian who shines at building relationships and getting things done with a positive attitude. Ashley graduated summa cum laude from Florida Atlantic University with her bachelor’s in communications. She has always believed “knowledge is power” and has made it Campbell’s mission to offer free education through in-person events, webinars, and their blog, Florida Association News (FAN), to board members and property managers of condominiums and HOAs throughout Florida. Prior to starting GNM Hough with her husband 12 years ago, Gina worked as a sales professional for a global company specializing in the service and installation of security, fire, HVAC, and automation systems. Before transferring into the sales department, she was an administrative assistant and gained a tremendous amount of experience operating a branch office that was the largest in the country. The knowledge and experience she received in her past employment, along with the education she received from returning to college for her business administration degree, has given her the tools and confidence to start a business and continue operating it during these challenging times.
Pratiksha Jay (Pattie) is the office manager for J.R. Frazer, Inc., which specializes in providing proposals for reserve studies and property/flood valuation reports to HOAs and condominiums. Besides working 50–60 hours a week, she is also a mother and wife who cooks and supports her family members. She came to this country from India back in 1992, not knowing any English except “hello” and “thank you.” Over the years, she not only learned English but also worked for Disney, processed mortgage loan files, became a successful real estate professional, and managed two laundromat businesses. Pratiksha is an inspiration to her company and her family.

Lola is a financial management professional with 31 years of experience. She is an integral part of CA and Precedent Hospitality, managing the finance team. She is responsible for overseeing all financial aspects company wide. Lola’s areas of expertise include financial analysis, profit improvement, project management, auditing, training, and strategic planning. Lola holds a double bachelor’s degree in finance and business administration. She has a master’s degree in business administration and a master’s degree in accounting. Lola is also a certified fraud examiner (CFE). Her diverse background includes industries ranging from banking to non-profit to insurance and real estate/HOA management fields. She also speaks five languages.
Anastasia Kolodzik is the vice president and oversees the reserve study department of Expert Inspectors, which is a Florida-based, family owned and operated company servicing all 67 counties. Anastasia constantly works closely with board members and association managers and recognizes this as the key ingredient to preparing a proper reserve study. She has been certified by the state of Florida to teach reserve studies continuing education to community association managers.

Marcy Kravit has 20-plus years’ experience managing community associations in South Florida. She has established a reputation as being passionate about service, driven by challenges, and undeterred by obstacles. Marcy has earned every higher education credential offered by CAI and is recognized by FCAP as a CFCAM. Marcy is a contributing writer to the Florida Community Association Journal and is currently writing a series on “The CAM Employment Process.” She is also serving FCAP as their Education Program Director.
Her passion, drive, and motivation were recognized in 2014 as she was named National On-site Manager of the Year, and she was selected as a Top 10 Finalist for 2018 National On-site Manager of the Year.
Shareholder Laura Manning-Hudson with the South Florida law firm of Siegfried Rivera is board certified as an expert in community association law by the Florida Bar. She is based at the firm’s West Palm Beach office and has focused on representing condominium and homeowners associations since 1998.
Manning-Hudson is one of the firm’s most active contributors to its community association law blog, www.FloridaHOALawyerBlog.com, which is one of the state’s leading resources on association matters. She has played an integral role in developing and shaping the firm’s community association practice into one of the largest in Florida.

Zuly Maribona (CAM, CMCA®, GPRO: O&M) is Senior Vice President of KW PROPERTY MANAGEMENT & CONSULTING, one of Florida’s largest residential property management companies, with more than 1,850 employees and 90,000 units under management. She oversees the Southwest Florida, Tampa, Orlando, Jacksonville, and North Carolina markets for KWPMC.
Zuly joined the organization in 2008 as a community association manager and has been instrumental in KWPMC’s growth throughout her time with the company. In her current role, Zuly leads over 300 team members and focuses on resident experience, employee engagement, and implementation of service metrics through a strong vision and development of KWPMC’s people.
I first answered phones at MAY the summer that I turned 10, so to say I grew up under a desk is not far from the truth. After graduating from FSU, I was fortunate to embark on tour with Kanye West and eventually transitioned into a career at Creative Artists Agency in Manhattan before joining Red Light Management in a managerial capacity. Many lessons that I learned from music production and management I take with me every day, such as keeping calm under pressure. The corporate culture that I experienced at CAA set the stage for the culture that I aim to drive at MAY, a culture of excellence that understands the balance of professionalism, service, and fun. I was lucky to be born to an ambitious entrepreneur who set the example early on; my mom, Annie Marks, is by far the guiding force of my professional life.

While Leslie has been the business development manager at Vesta for three years, she has spent the past 14 years in the industry as a vendor for associations. She learned at a young age the importance of a strong work ethic from both of her parents. Leslie is empathetic to the needs of Vesta’s clients and prospective clients and dedicates much of her time learning more about their needs and how Vesta can best support them. Leslie takes pride in always being available for her clients, her coworkers, friends, and family.
